Qualifies on the property’s rental income, not your personal income.
Let the rent qualify the loan.
DSCR stands for debt service coverage ratio: the property’s rental income divided by its monthly payment of principal, interest, taxes, insurance and association dues. If the rent covers the payment, the property can qualify on its own.
Lenders don’t use your personal income to qualify, so there are no tax returns or pay stubs to gather. DSCR loans are made for investors buying or refinancing rental properties, and many lenders allow closing in an LLC.
